The team invests time at the start of the process to meet clients, discuss objectives and find out how they want to work. Speed is of the essence for investors as they have to manage a number of properties, resulting in pressure and paperwork. To help speed up the process, tailored document templates are prepared for clients along with storage of all of their completed deeds on portals for ease of access.
Part of the 180-lawyer Real Estate group, the team has the resource to turn contracts around quickly for clients. For one of the City's biggest ever property transactions, the team project managed the re-gear of multiple and complex leases and the subsequent disposal. The disposal involving 80 leases took just two weeks from the start of negotiations to exchange.
The management of shopping centres is a growing area for the team which currently manages nine centres, including the prestigious Royal Exchange in the City of London.
The team is at the forefront of industry developments. One director sat on the drafting committee for the recently-published RICS service charge code for commercial leases, to which bodies such as the British Council of Shopping Centres, the British Retail Consortium and the Property Managers' Association have signed up.
Clients include British Airways, Marks and Spencer, Maritime and Coastguard Agency, Johnson Controls, Ordnance Survey, Northern Ireland Local Government Officers' Superannuation Committee.
